The purpose of this study was to determine the effect of profitability and debt policy on dividend policy. Besides that this study aims to determine the effect of profitability on dividend policy with debt policy as an intervening variable in property and real estate companies listed in the IDX period 2014-2019. The study used quantitative data type by using secondary data as the data source. Regression analysis and path analysis was used in this study as the analysis technique. Furthermore, sobel test is used to test the indirect effect of independent variable on dependent variable through the intervening variable. The result of the study showed that profitability has significant positive effect on dividend policy. Debt policy has significant negative effect on dividend policy. Profitability has significant negative effect on debt policy. Debt policy is able to influence the profitability on dividend policy.
