This study aims to analyze the legal strength of land tenure and ownership on the basis of rights in the form of authentic deeds made by a notary and to analyze the legal responsibility of a notary if the authentic deed is included in overlapping disputes over land rights and to analyze and find a solution. law against overlapping disputes over land rights. This research is a normative research which is carried out by examining the Laws and Regulations, scientific papers, books, journals related to the theme of writing in other words examining library materials or secondary data. This study uses a conceptual, statutory, case and philosophical approach. The conclusion of this thesis is that the legality of the deed of transfer of rights is recognized and can be used as the basis for registering land for the first time at the Land Office. litigation or court proceedings in order to get a binding decision, can also take non-litigation channels such as mediation to obtain suitable mediation results for the parties. The recommendation of this thesis is that the legal strength of the deed of transfer made by the notary has a strong power of proof as long as it is made from a clear basis, for land parcels that still use the deed of transfer as the basis for land tenure, it is better to immediately register the land to ensure certainty and protection. law for land owners, as well as notaries, must apply the principle of thoroughness and prudence in order to avoid legal problems, especially regarding the basis of land rights because it relates to a person's rights, and the government in solving this problem should form a new breakthrough by forming a special judicial system. land that can bypass the court bureaucratic system that is time-consuming and costly.
