The release of land rights is an activity of releasing the legal relationship between the land holder and the land they possess. This study discusses the regulation of new land release deeds above the Right to Build owned by legal entities, a study on release deed as the basis for new land rights application above the expired Right to Build, and the legal regulations on releasing land possession and the objects on it as the basis for new land rights application. The approaches used are legislative approach, case approach, and futuristic approach. The findings of this research indicate that the regulation of land release for Right to Build owners whose validity period has expired is not appropriate, especially if the release of these rights becomes a requirement for transferring former Right to Build land to another party, as legal entities do not have a magical or religious relationship with the land as the basis for acquiring rights that can be elevated to a right relationship. Making a release deed for expired land rights of buildings because of non-extension as a requirement for new rights application based on operation is not appropriate as the land rights have expired since it was possessed. The rules regarding land are not sufficiently comprehensive, therefore, there is a need for rule changes explicitly stating that Right to Cultivate ownership ends by law if not extended as regulated in its Issuance Decree.
