PERANCANGAN RUSUN DI TEPIAN AIR KAWASAN GANDUS SUNGAI MUSI PALEMBANG
The riverfront area of Sungai Musi in Gandus, Palembang faces several issues, including slum settlements, high population density, limited infrastructure, and a lack of quality open space. However, the area holds strategic potential due to its accessibility via both land and water, as well as its rich local culture. In response to these challenges, a low-rise apartment (rusun) is proposed as a solution—not only to meet residential needs, but also to support social and cultural activities of the local community, while remaining sensitive to the riverfront context. The building mass is arranged to follow the site’s shape, oriented towards the river and the main road. The riverfront setback is designed as an open public space that serves both as a social activity zone and a natural area for water infiltration and wastewater filtration. The building design maximizes natural lighting, ventilation, and air circulation to enhance occupant comfort. The structural system uses columns and beams with a stilt foundation, preserving the site's function as a water-absorbing area. Access is provided from the land side through parking areas and pedestrian paths, and from the river side via a dock. Each housing unit is equipped with a utility shaft connected to a natural absorption system for waste management.
