ESTIMASI PERHITUNGAN BIAYA STRUKTUR BANGUNAN GEDUNG MENGGUNAKAN BUILDING INFORMATION MODELLING (BIM) CUBICOST PADA PROYEK RUMAH SUSUN ASN 2 IKN NUSANTARA
In the current digital era, the construction industry continues to evolve by leveraging information technology to enhance efficiency and productivity. One increasingly popular technology is Building Information Modelling (BIM), which enables more accurate planning and execution of construction projects through simulation and digital model-based analysis. This study examines the application of BIM in calculating structural work volumes using Glodon Cubicost software in the Rumah Susun ASN 2 IKN Nusantara project. The research findings indicate that the use of Cubicost TAS and TRB produces a more detailed Quantity Take-off (QTO) report compared to conventional methods. The cost estimation generated by the BIM Cubicost application shows a total cost of Rp32,627,023,394, while the project's Rencana Anggaran Biaya (RAB) calculation amounts to Rp33,585,945,631, resulting in a cost difference of Rp958,922,237 or 2.85% lower. These findings indicate that the implementation of BIM not only improves the efficiency of volume calculations but also enhances project management effectiveness.
