Technology Advancements at all times have their positive and negative sides. The openness of information systems and electronic services has been widely used to facilitate services to the public. The electronic checking service at the land registry office is one of the innovations considered able to cut bureaucracy and speed up processing time. This study tries to discuss how to check land rights certificates electronically at the Palembang Land Registry Office and how to resolve differences in data between what is in the certificate and the data available electronically at the office. This research is of normative nature using an approach based on law, philosophy, scientific papers, books, and journals related to the theme of study. This study uses primary, secondary, and tertiary legal materials and is strengthened by the theory of legal certainty, land registration, legal responsibility, and public service theory. The discussion of this research emphasizes that each land right is transferable. When it is to be transferred, before the process of transferring the certificate of land, a land check must be carried out at the land office to obtain information regarding the suitability of the existing data in the land database system. It is concluded that checking land rights certificates at the Palembang Land Registry Office is carried out online by filling in data on the land website, when the data has been input by the applicant, the land office will match and adjust the data with the existing land database system. After some checking, National Land Agency will issue the results of checking and validating the data. When data errors or discrepancies emerge during checking, the National Land Agency will suggest plotting to check the suitability of physical and juridical data. Furthermore, they can also clarify by requesting data updates through the issuance of a Land Registration Certificate to obtain the latest information. Keywords: Certificate Checking; Electronic.
