ANALISIS DETERMINAN HARGA PROPERTI DALAM RANGKA MEMITIGASI RISIKO KREDIT : STUDI KASUS DI INDONESIA.
As time goes by, property credit continue to show a positive trend. This condition is feared to lead to credit risk. The purpose of this study is to analyze the factors that can affect property prices in Indonesia. This study used secondary data starting from 2008QIII to 2021QII with the Ordinary Least Square (OLS) analysis technique. The results showed that inflation and loan interest rates can affect property prices negatively and significant. Economic growth affects property prices positively and not significant, while exchange rates and LTV can affect property prices positively and significant. LTV which can significantly affect property prices proves that LTV can be used as one of a tool to control credit growth in Indonesia. If the LTV ratio increases, property credit will grow faster. On the other hand, if the LTV ratio falls, credit growth can be slowed. This study recommends that the monetary authority can really ensure when the right time for LTV policy can be implemented in Indonesia.
