FENOMENA PERUBAHAN PENDAYAGUNAAN LAHAN PERTANIAN DI SUMATERA SELATAN DALAM PERSPEKTIF KONSEP RENTE EKONOMI LAHAN
Farmers' decisions in utilizing their land are always preceded by rational thinking, even if they have not been calculated in depth using various instruments of economic analysis. This research aims: a) to identify possible forms of land use change, based on traditional, transactional, and institutional patterned utilization on 3-different land typologies, namely: hilly land, dryland, and wetland; b) to compare and analyze the economic land rent (NReL) and the land expectation value (NHAL) pre- and post-change land use based on their nature and pattern on 3-typologies of land; c) to analyze the determinants of NReL and NHAL pre- and post-change of land use according to their nature and pattern on 3-typology of land based on the Ricardian and Von Thunen concept of land economic rents; d) to formulate the strategies that can be implemented in developing NReL and NHAL-based site-specific superior agribusinesses on various land utilization patterns in South Sumatra, in order to reduce the pressure of changing agricultural land utilization to non-agricultural use . The main location of this study is in North Musi Rawas Regency, where the protected and conservation zone which is a world asset, namely Kerinci Seblat National Park (TNKS), is administratively included in the territory of this district. In this study, the location of the selected sample was in the typology of hilly land which is ring-1 because it is included in the buffer zone and the flat land typology which is ring-2. Classification of land typologies based on the altitude from sea level; and determination of ring-1, ring-2, and ring-3 based on distance to TNKS conservation zone. The research findings show that Von Thunen's land rentier concept is not only based on the distance of the land to the market center: itcan also be expanded to expand its use against the threat of extensibility (forest encroachment) in the TNKS sensitive ecosystem zone as a 'world asset', as well as the distance of the land from the place of residence which makes farmers reluctant to sell their agricultural land. This research also succeeded in compiling the systematics of applying the Ricardian and Von Thunen economic land rent formulas for the South Sumatra region by producing 3-new approaches, so that they can be analyzed using matrices, both horizontally, vertically, and diagonally. The usefulness of the NReL (1-moment in time) and NHAL (1-period of time) instruments, apart from being a parameter for the level of welfare of farmers; is also a benchmark for land prices.
