Mosquitoes experience 4 life cycle stages, namely eggs, larvae, pupae, and adult mosquitoes. The physical and chemical conditions of the water were important parameters that affected the growth, survival, and adaptation of mosquito larvae. TWA Punti Kayu had a potential environment and ecosystem for the spread of mosquito-borne, vector-borne diseases. The purpose of this study was to investigate the physical and chemical factors that had the potential for larval development as mosquito vector control in order to reduced disease spread. The design of this research was analytic-observational with a cross-sectional method. Of the 57 containers, there are 10 indoor containers and 47 outdoor containers. The total number of mosquito larvae found were 423. The temperature range were 26–34 °C, the pH range were 4.5–8.3, the TDS range were 3–899 ppm, and the salinity range were 0–0.3. The larval genus found included Culex sp. and Aedes sp. The most common larval species found in containers was Ae. albopictus. The results of the correlation test using the Spearman test showed that temperature, total dissolved solids, and salinity had no significant correlation (p>0.05) to the number of mosquito larvae. The correlation test between pH and the number of mosquito larvae showed a correlation (p = 0.019) with moderate correlation strength and a positive correlation direction (p
