This research is entitled Legal Consequences of Making a Deed of Binding Sale and Purchase of Land and Authorization to Sell on the Decision of the Bandung District Court Number 387/Pdt.G/2017/PN.Bdg. This thesis will discuss the legal perspective regarding the Deed of Sale and Purchase Binding Agreement (PPJB) related to the existence of default in the implementation of the Deed of Power to Sell in the sale and purchase of land, therefore the issues discussed are regarding the Validity and Strength of the Agreement and the Responsibilities of a Notary. The objectives to be achieved are to find out and analyze the validity of the PPJB Deed, the Power of Selling Power and the Notary's Responsibility for the Sale and Purchase Binding Deed. The form of research that will be used is a form of juridical-normative research. The data analysis method used is a qualitative method, using data collection, analyzing a case to compiling research reports. The results of the study suggest that the need for thoroughness and the importance of understanding the notary in making the deed, as well as the importance of understanding the judge in considering his decision regarding the legal terms of the agreement, especially regarding the authority of the parties in making an agreement and the legal consequences if these conditions are not met.
