The deed of sale and purchase of land rights made based on a letter of absolute power or one of the legal actions that are still often carried out in the transfer of land rights made before PPAT will still cause many problems in the future. Therefore, the author tries to do research with the following problems, what were the legal consequences of the deed of sale and purchase made before land deed officers and how was the responsibility of the land deed officers in making the deed of sale and purchase based on a letter of absolute power. The purpose of this study was to analyze the legal consequences of the deed of sale and purchase made by land deed officers and the legal responsibility of the land deed officers in making a deed of sale and purchase based on a letter of absolute power of Decision of the South Jakarta District Court Number: 321/ Pdt.G/2016/PN.Jkt.Sel, and the ideal concept regarding the prohibition on the use of letter of absolute power and its legal sanctions. This is a normative study using legal approach, scientific works, books, and journals related to the theme of writing. The results of this study confirmed that the deed made containing an absolute clause could be null and void because objective conditions of valid terms of making an agreement were not fulfilled, and the deed made had no evidentiary power. Land deed officers who made decd of sale and purchase based on a letter of absolute power either intentionally or by negligence could be responsible civilly and administratively. The sanctions given to land deed officers who make land deeds who violate the prohibitions and obligations are administrative sanctions in the form of honorably discharged from their positions.
