Based on data from the BPS 2020, Palembang has a population density of 1,681,374 people which continues to increase every year, but development is also growing rapidly in the city of Palembang, thus affecting the number of vehicles that create congestion. To overcome congestion, the Government is moving the LRT sector. The construction of the LRT in South Sumatra Province is based on Presidential Decree No. 116 of 2015. The LRT consists of 13 points and one of them is the Bumi Sriwijaya LRT station area which is classified as the most strategic trade and service area to invest in Palembang. Then, it is also supported by the governments plan for the construction of 15,000 residential units and 1748 commercial kiosks as well as regional Perumnas II Sumatra and the governments efforts to expand the TOD LRT in South Sumatra which is divided into 4 phases, with the Sriwijaya Earth LRT Station area being the initial target for developing a TOD-based area. . Thus, a multifunctional building between a mall and an apartment is expected to be a solution to fulfill the governments target to become a point of interest or a grand design of a TOD-based area. So that the target of increasing the value of the economy is realized
